Yesterday I bid for a very special repeat client, who this time had researched an exciting opportunity – a subdivision and large townhouse build behind a period property. Finding the right property was not easy; in fact we’d been working together for months.

With a target price of sub-$700K, a need for train station to be nearby and the criteria list including a sound house at the front of the block, I knew we had our work cut out for us.

We canvassed Glenroy, Sunshine, Albion, Montmorency, Boronia…

There were many eligible suburbs but they all had their strengths and weaknesses. From long commuting distances to higher crime rates in some neighbourhoods; we had to distill a lot of data to firmly decide upon the shortlisted options. And we had to be prepared to concede on some of our wishlist items in order to meet our brief.

Albion is just 13 km west of Melbourne, offers an easy rail commute and interestingly, is home to some absolutely gorgeous turn of the century homes such as this 1913 Beauty.

Our diligent client had her town planner assess the property. She knew that the zoning would enable one dwelling at the rear and our research on popularity of 2BR, 3BR and 4BR sales assisted her in planning for a large family-sized townhouse at the rear. With rear lane access, her vision will potentially make for a stunning pair of properties, each having over 400sqm of land on title.

The opportunity to purchase a renovated, gorgeous double-fronted Victorian property on a whopping 850sqm block of land is very rare indeed… and at $680,000 under tense competition our fantastic buyer was relieved when the hammer finally fell.
