One of our most recent assignments took us to Ascot Vale. We were on a quest for a well-proportioned, secure two bedroom apartment in a great block, but more importantly, cafes, shops and station all needed to be in easy walking distance for our young professional home-buyer.

A lovely boutique agent in the area notified us about a listing in a great block on Munro Street. With only eight apartments in the block, a secure entrance, under-building parking and a courtyard on a 99 year lease on offer, we were excited before we even saw the property.

Our client commuted to her inspection and reported in with enthusiasm. The best part for our Mentored Advocacy clients is finding a property and being able to recognise it as a winner after having had the benefit of being able to contrast it to a range of others in the same price band. Our young Mentee had not really experienced a long search, but she had canvassed enough to know that this apartment was indeed a stand-out.

The recent renovations, bonus courtyard and additional study or storage space placed this property above other recent sales in the block, so it was a very pleasant surprise when the vendor’s expectation matched that of the last sale upstairs.

We signed up the offer of $475,000 swiftly and decisively, not taking any chances in tempting the vendor to run the property to market.
