South Kingsville… our Inner-West’s Smallest Suburb

Our most recent acquisition was a special one indeed. A dear client who had moved down to Melbourne from Queensland had set her sights on the inner-west.

We were engaged to help find her new home; preferably a modern townhouse with room for visitors, her two cats and she was keen for us to identify something with a nice garden for her to potter around in.

With a budget in the eights, we considered suburbs that we knew would offer such a property.

From Maidstone to Altona North, West Footscray to Spotswood, we had a handful of suburbs to canvas, but none as tiny as South Kingsville.

Targeting these pockets was strategic indeed, and recognising that a light-filled and spacious dwelling outranked a location within a short walk of a train station meant that our assignment was clear.

Our client particularly liked this beautiful eighteen month old townhouse upon first visit and the layout seemed absolutely ideal. Boasting a generous upstairs retreat and two large bedrooms meant that visitors could enjoy their own space when visiting, but it was the three bathroom configuration that made this design so unique.

Offering own street frontage and no shared land was of particular value and we were keen to help our buyer secure what was arguably quite perfect for her.

This gorgeous property sits squarely in the middle of this tiny triangular-shaped suburb called South Kingsville.

Abutting Spotswood, Altona North, Newport and Yarraville, South Kingsville sits on an area of a mere 0.6 square kilometers.

Surprisingly though, this little triangle packs a great punch.

South Kingsville Motorino

The little cafe strip on ever-popular Vernon St is part of South Kingsville’s charm….

… and each shop is part of this well-kept secret.

One of my favourites is Motorino, a great woodfired pizza restaurant.

Blacksheep MuffinsIt’s hard to go past Blacksheep, particularly if you like exciting fresh baked muffin themes. Not forgetting some of the other gems in this pocket, South Kingsville will prove to be worth the drive (or cycle) for any new visitors.

On our busy Super Saturday, my first auction of the day was this superbly designed townhouse and it was a joy to secure it for our client who’d picked Saltley St as her next home.
