The quest for an off-market period home in Yarraville

Late last year a fabulous couple from Sydney engaged our services to help find them a home down south to relocate to. Their mission seemed achievable; three bedroom property, sizeable block size for a garden and entertaining area, private outlook, well lit internal spaces, within walking distance to rail, near to local parkland, and… offering good NBN cabling.

With a budget in the nines, we accepted the challenge.

Our fun duo flew down three times for our shortlisted properties and we commiserated with them when we missed the first two. Keen buyer interest, particularly over January made it very difficult for us to secure a property within a reasonable stretch-budget. Low listing numbers, ever-increasing popularity of family homes in these tightly-held inner-ring areas, and what felt like increased affordability for all aspiring buyers’ budgets meant that our challenge was real.

We’d maintained from the start that we felt our best chance of success could come from an off-market property.

And third time round, it did.

3 CorrisAn early alert from a thoughtful local agent gave way to a purchase without competing buyers. The property scored really highly and would enable our buyers to move in, plan their improvements and make it their own. Being privately tenanted at a friendly low rate, devoid of interior design hire furniture and with dogs in the backyard meant that the vendor would need to make some drastic changes if they were to present it ideally for an auction campaign. The loss of a tenant, the tidy up and repairs required, and the marketing campaign represented an additional budget that our buyers could save them.

Within one week, the building and pest inspections ensued, a fair price of $940,000 was agreed to, and the contracts were signed and exchanged.

The nearby Cruikshank Park, our village packed with cafes and eateries, the gorgeous streets featuring rows of period properties, and our friendly inner-west culture will welcome them both.
