This one <em>had<\/em> to be the one.<\/p><\/blockquote>\n<p><a href=\"http:\/\/www.catebakos.com.au\/wp-content\/uploads\/2015\/03\/84-Kinkora-facade.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-1274 alignleft\" src=\"http:\/\/www.catebakos.com.au\/wp-content\/uploads\/2015\/03\/84-Kinkora-facade.jpg\" alt=\"84 Kinkora facade\" width=\"234\" height=\"175\" srcset=\"https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2015\/03\/84-Kinkora-facade.jpg 800w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2015\/03\/84-Kinkora-facade-300x225.jpg 300w\" sizes=\"auto, (max-width: 234px) 100vw, 234px\" \/><\/a>It is close to all of the private schools; Trinity, MLC, Xavier, Ruyton included. It has a delightful private back garden with rear lane way access. It was in a delightful street, but best of all, it has a facade which could steal any show. This four bedroom home, situated literally a one minute walk from fabulous Glenferrie Road meant that our clients could have the lifestyle they had dreamed of.<\/p>\n<blockquote><p>&nbsp;<\/p>\n<p>The only remaining question was &#8211;\u00a0<em>what was it worth?<\/em><\/p><\/blockquote>\n<p>This is an incredibly hard question for any advocate to tackle when the property is so\u00a0<em>unique<\/em>, so\u00a0<em>sought-after<\/em>, and in such a premium location. Our job is to guide our clients with recent comparable sales&#8230;. but what happens when\u00a0<em>nothing<\/em> quite compares, and this particular property type comes up\u00a0<em>rarely<\/em>? And\u00a0<strong><em>how<\/em><em> much<\/em><\/strong><em>\u00a0<\/em>of a &#8216;premium stretch&#8217; can be justified when a buyer has already been in the market for over a year when the market is moving\u00a0<em>upwards<\/em>, and at a relatively\u00a0<em>aggressive<\/em>\u00a0pace? Ultimately, we guide our clients to\u00a0<em>not<\/em> overpay and to be sensible about what other options are potentially available within their desired price band. When an owner-occupied property selection is hard to replicate, we generally discuss 3% as a suitable stretch budget.<\/p>\n<blockquote><p>Our limit was determined, and our clients nervously braced themselves as the auction bell rang in the street.<\/p><\/blockquote>\n<a href=\"http:\/\/www.catebakos.com.au\/wp-content\/uploads\/2015\/03\/84-Kinkora-Auction-Crowd.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-1273 alignright\" src=\"http:\/\/www.catebakos.com.au\/wp-content\/uploads\/2015\/03\/84-Kinkora-Auction-Crowd.jpg\" alt=\"84 Kinkora Auction Crowd\" width=\"281\" height=\"158\" srcset=\"https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2015\/03\/84-Kinkora-Auction-Crowd.jpg 512w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2015\/03\/84-Kinkora-Auction-Crowd-300x168.jpg 300w\" sizes=\"auto, (max-width: 281px) 100vw, 281px\" \/><\/a>\n<p>A healthy crowd gathered; some intending to bid, most waiting to see what this iconic home would sell for, and some interested to see who their new neighbours were to become.<\/p>\n<p>Cate kicked off the auction with a firmly raised hand at James Tostevin&#8217;s suggested $2.7M start. The auction started slowly but heated up after the auctioneer reappeared after consulting with his vendors. The property was declared\u00a0<strong>on the market<\/strong> at $3.1M and a flurry of fast bids fired backwards and forwards between Cate and the under-bidder in ten thousand dollar increments proceeded. The under-bidder&#8217;s shoulders slumped as soon as Cate&#8217;s quick retaliation of &#8220;ONE-SIX!&#8221; was flung back into the crowd.
