We had a situation where there was one keen buyer; possibly two and\u00a0<em>maybe<\/em> three contenders; but only ourselves and the other key buyer had shown enough strong interest to raise the vendors hopes that we were serious bidders and\u00a0<em>would<\/em> be there on the day.<\/p>\n<blockquote><p>Could I have bought the property prior to auction?<\/p><\/blockquote>\n<p><em>Quite possibly.<\/em><\/p>\n<p><a href=\"http:\/\/www.catebakos.com.au\/wp-content\/uploads\/2015\/05\/43-Avenue-Rd-living.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"  wp-image-1474 alignleft\" src=\"http:\/\/www.catebakos.com.au\/wp-content\/uploads\/2015\/05\/43-Avenue-Rd-living.jpg\" alt=\"43 Avenue Rd living\" width=\"269\" height=\"179\" srcset=\"https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2015\/05\/43-Avenue-Rd-living.jpg 800w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2015\/05\/43-Avenue-Rd-living-300x200.jpg 300w\" sizes=\"auto, (max-width: 269px) 100vw, 269px\" \/><\/a><br \/>\nBut to do so would have involved paying a strong premium, and understandably. The property was one of those diamonds which had every facet scoring highly. It boasted a fabulous floor plan, stunningly designed spaces, light-filled rooms, modern finishes, a fabulous entertainer&#8217;s yard, off-street parking for\u00a0<em>three<\/em> cars, and best of all &#8211; a short walk to great cafes and Camberwell&#8217;s fabulous junction.<\/p>\n<p>&nbsp;<\/p>\n<p>Against all heartstrings being tugged, my buyer remained focused and sensible. We braced for the auction and stayed in close contact with the agents.<\/p>\n<img loading=\"lazy\" decoding=\"async\" class=\"  wp-image-1476 alignright\" src=\"http:\/\/www.catebakos.com.au\/wp-content\/uploads\/2015\/05\/Red-Robin.jpg\" alt=\"Red Robin\" width=\"242\" height=\"162\" srcset=\"https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2015\/05\/Red-Robin.jpg 799w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2015\/05\/Red-Robin-300x201.jpg 300w\" sizes=\"auto, (max-width: 242px) 100vw, 242px\" \/>\n<p>On auction day we met at a fabulous gluten-free cafe down the road; \u00a0<a href=\"http:\/\/redrobyn.com.au\/\">Red Robin<\/a>&#8230; and planned our tactics and set our top-price. What would be, would be. We discussed the three things which can happen at auction:<\/p>\n<p>1. The property could sell under the hammer to us<\/p>\n<p>2. The property could sell under the hammer to someone else<\/p>\n<p>3. The property would pass in to us.<em> Interestingly, people often ask whether the property could pass in to another bidder. We always reassure them that\u00a0<span style=\"text-decoration: underline;\">if<\/span> the property is to pass in, it will pass in to\u00a0<span style=\"text-decoration: underline;\">us<\/span>.<\/em><\/p>\n<blockquote><p>The auction surprised.<\/p><\/blockquote>\n<p>The other interested bidder was there. Her nerves were evident,, and we could sense her support crew and feel the tension. She had a family member bidding for her.<\/p>\n<p>For whatever reason, the property passed in to us and our surprised client stood outside with\u00a0<em>her<\/em> support person while the negotiations ensued. Had we chosen to pursue the property\u00a0<em>prior<\/em> to auction, we&#8217;d have had to face a premium-price for the privilege.<\/p>\n<blockquote><p>So\u00a0<em>when<\/em> is it advantageous to &#8216;keep your powder dry&#8217; and continue through to auction-day?<\/p><\/blockquote>\n<p>When the buyer is pragmatic and\u00a0<em>not<\/em> stuck on the property, and\u00a0<em>when<\/em> the competing interest is not necessarily multiple, emotional buyers. These things aren&#8217;t always easy to detect though.\u00a0<em>When<\/em> the property is not a\u00a0<em>broad<\/em> mainstream appeal property, there is often a chance to buy well (not that this property was a non-mainstream appeal property).<\/p>\n<p>Her pragmatism and willingness to believe that this was superb but not &#8216;the only fish in the sea&#8217; won her over with our quest to secure her dream in a seller&#8217;s market. Luck, sensibility and preparedness to walk meant that she bought a beautiful home and bought well.<\/p>\n<p>Our client&#8217;s gorgeous property was secured at a price <em>and terms\u00a0<\/em>she was happy with&#8230; a successful mission.<\/p>\n<p><strong>Wishing her many wonderful moments in a home envied by all of us!\u00a0<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>We had the pleasure of working with a lovely (but pragmatic) client recently.
