When we started our journey in late 2016 our strategy focused on well located townhouses whilst concurrently keeping our eye out for opportunities in Sunshine and surrounds for houses on full blocks.<\/p>\n<p>Not surprisingly, the median price for a 3 bedroom house\u00a0in the most desireable pockets\u00a0of Sunshine have\u00a0edged closer to mid $700\u2019s, so \u00a0we have had to cast our gaze further out to find great buying opportunities for houses in the sub-$600,000 range.<\/p>\n<blockquote><p>We have identified a great\u00a0area nestled to the west of Albion and the north of Sunshine West; <strong>Ardeer.<\/strong><\/p><\/blockquote>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-3955 alignleft\" src=\"http:\/\/www.catebakos.com.au\/wp-content\/uploads\/2017\/02\/Ardeer-Map.jpg\" alt=\"Ardeer Map\" width=\"367\" height=\"136\" srcset=\"https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2017\/02\/Ardeer-Map.jpg 1029w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2017\/02\/Ardeer-Map-300x111.jpg 300w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2017\/02\/Ardeer-Map-768x284.jpg 768w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2017\/02\/Ardeer-Map-1024x379.jpg 1024w\" sizes=\"auto, (max-width: 367px) 100vw, 367px\" \/>When we first mention Ardeer to people they generally say \u201cAr-where?\u201d. Unlike Sunshine it\u2019s certainly not a\u00a0suburb\u00a0that\u00a0has had much spotlight in the media. It\u2019s a quiet and relatively small pocket\u00a0offering\u00a0a school, a few shops and the beautiful Kororoit Creek\u00a0meanders through it\u2019s centre. Character post-war weatherboards home are inter-mingled with big old 60\u2019s brick homes and a handful of new townhouses are on offer in just a few of the streets.<\/p>\n<p>One important requirement we look for in any investment-grade suburb \u00a0is a train station, and whilst Ardeer has a station within walking dsitance from the every property in the entire suburb, at this stage it\u2019s only serviced by the V-Line service. The introduction of Myki onto V-Line trains has made travel easier but the timetable isn\u2019t something which city commuters get excited about. There are talks of upgrading the station but for now, Ardeer residents still have the option of driving a few kilometres to Albion or Sunshine Stations, (or walking to Albion for those in the southern region of Ardeer) if they wish to catch the train into town.<\/p>\n<p>It is possibly for this reason we think\u00a0Ardeer may have\u00a0escaped the imaginations of people moving into the area \u2013 or maybe\u00a0the mere fact that Ardeer is only a tiny patch with just 2,800 residents.<\/p>\n<blockquote><p>Ardeer may be little known to many, but it&#8217;s one pocket we&#8217;ve excitedly put a spotlight on.<\/p><\/blockquote>\n<p>In the last quarter alone we\u2019ve seen prices for 3 bedroom homes in the middle-ring west jump from mid $500,000\u2019s to mid $600,000\u2019s.<\/p>\n<blockquote><p>For many buyers scouring the market, this can feel like it happened almost overnight.<\/p><\/blockquote>\n<p>Our buyer understandably felt that her chance\u00a0to secure a house in this gentrifying area\u00a0was quickly diminishing, but we knew we&#8217;d find the right gem in Ardeer. Her patience paid off when we got the call about an off market 50\u2019s cream brick home in Blanche Street. In the agent\u2019s words \u201cit\u2019s not a pretty house, but it\u2019s got good bones\u201d. He was right \u2013 it wasn\u2019t going to win any style awards. But it was a sturdy three bedroom house on a \u00a0600sqm land allotment and offered spacious rooms typified by the era, lovely floorboards, an updated kitchen and bathroom, and a north-facing yard. We secured the property for $590,000 which gave our client some spare change and the option of moving in initially to take advantage\u00a0the first home buyer stamp duty reduction.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-3956 alignleft\" src=\"http:\/\/www.catebakos.com.au\/wp-content\/uploads\/2017\/02\/verdant.jpg\" alt=\"verdant\" width=\"325\" height=\"174\" srcset=\"https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2017\/02\/verdant.jpg 1149w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2017\/02\/verdant-300x160.jpg 300w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2017\/02\/verdant-768x410.jpg 768w, https:\/\/www.catebakos.com.au\/staging\/wp-content\/uploads\/2017\/02\/verdant-1024x546.jpg 1024w\" sizes=\"auto, (max-width: 325px) 100vw, 325px\" \/>In a nine\u00a0month period we have proudly secured over half a dozen properties for clients in Ardeer and our very first first house purchase in this little suburb was of this three\u00a0bedroom, two bathroom dated brick property for $455,000. The property would most definitely sell for over $600,000 in our current market&#8230; not a bad gain for nine months.<\/p>\n<p>&nbsp;<\/p>\n<p>Investing in houses on full blocks in gentrifying suburbs is not for everyone. Cashflow shortfalls (negative cashflow) is stronger, maintenance is often higher, the risk can feel too &#8216;speculative&#8217; for some, and finding a fabulous and reliable property manager is vital.<\/p>\n<p>But for those who have the right cashflows, the appetite for the gentrifying suburbs, and the long term goal for growth, Ardeer is deserving of a second look.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>One of our first purchases of the year was for a young investor-client with a budget of circa $600,000.
