The most crucial steps to assisting home buyers involves being able to climb into their hearts and minds. Sometimes it’s very hard for buyers to articulate what ‘flavour’ they are looking for, or which property attributes are important. ‘Vital’ versus nice-to-have can be hard to distinguish for many. Keeping a search simple and specific is the key to all successful home-finds.

After over a 15 years in the industry, Cate is experienced at guiding couples through the difficult task of ‘criteria development’ in a structured and empathetic way, sensitive and intuitive to their emotions.

Other times we meet buyers who have developed a firm criteria list of their own, yet their search for a house is not being fruitful. Every Home-Finder client is provided with a tailored Home-Finder Strategy Document prior to the commencement of the search.

We communicate immediately and frequently (twice weekly) with agents we choose to rely on in any given area to introduce us to properties before they go to market. In 2017, more than 30% of the properties Cate secured for Home-Finder clients were either pre-markets or off-market properties.

Home-Finder clients who are locally based are recommended to consider the Mentored Advocacy process, as it enables them to be hands-on within the assignment and the combination of constant guidance from Cate and the diagnosis of their regular feedback makes for a collaborative effort between us as Advisor and valued client.

We happily offer a full remote Home-Finding service for interstate ‘soon-to-arrive’ clients, overseas-based returning expats and newcomers. A full brief is taken via Skype, email and phone and Cate offers a complete end-to-end service involving the filming up and uploading of eligible properties, negotiation/bidding and signing on her clients’ behalf and arrangement of all post-sales activities through to settlement.

The task need not be a daunting one for family and friends when a professional can take the reins.
