We enlisted Cate and her amazing team for their Negotiation and Auction Bidding service. From our initial meeting with Cate, we immediately knew we were in good hands. When we arrived at the property inspection, Cate had already meticulously inspected the premises, recorded a video report and had a debrief with the agent. By the very next day, Cate had prepared a full analysis and due diligence report, along with a clear strategy on negotiations and next steps. In less than two weeks, we signed the Contract of Sale and our dream property was ours.

In a market that is not always transparent, Cate kept the agents honest. Throughout the whole process, Cate was tactful, authentic, and genuine in her dealings with all parties. I cannot highlight how responsive Cate and team are. Our example was one of being informed Friday 4:45pm of a rival offer for a Monday night auction. Cate turned around legals, property review and building inspection by lunch time Sunday, and as a result Cate got the job done at auction. You can trust Cate Bakos to get you in to the market because the agents know she understands her buyers and won't waste anyone's time! We received real talk both about the market conditions where we wanted to buy and our likelihood of success of offers on our preferred properties. Quite simply we weren't going to buy into a money-pit or undesirable property while her and her team were guiding us and we weren't going to miss out on being preferred purchaser if our budget aligned with a property with future potential. The property we bought with Cate's help was under offer but her knowledge of the situation meant we could present more appealing terms to the seller, this was after having first inspection opportunities on other newly listed properties through her network. In reference to the review from Tony Stuart, I was the agent involved in this transaction and respectfully disagree - all of my dealings with Cate and her team were of the highest quality. She does fight hard for her client (which is her job!) but in terms of managing the process with the agent, I would say she is one of the most professional people I have encountered in the industry. This transaction also finished well for her client who secured the property under its previously transacted price - not an easy thing to achieve in the Melbourne market over the past 10 years!!

I have had a bad experience dealing with this company in particular dealing with Cate Bakos and I plan to reflect my honest opinion within my review.

To the Buyer, the company claims to get the RIGHT price and the BEST terms for our clients. The reality is quite different. In a rising market it is the vendor who sets the terms, settlement and the final price. Cate’s cut is made only when a deal is struck with her buyer. So Cate will encourage her buyer to pay more, often paying an above market price to secure the property.

To the Seller, Cate tried every tick in the book- put impossible time lines on the selling Agent, threaten to pull her buyer’s offer and intimidate, harass and text all to no avail.

After 30 years in the industry, I would not recommend this company.

We were lucky enough to work with Cate and her wonderful small team to secure the first family home of our dreams!

Cate is incredibly professional and highly skilled but she is also funny and great at delivering real talk in a very kind way when needed.

We felt confident and supported every step of the way from due diligence and the nerve racking auction day, right through to settlement.

It’s a tough industry and in a hot market the house hunting process can feel particularly daunting and deflating. We knew that with Cate on our side we were giving ourselves the best chance of success.

More than that though Cate was professional, kind, skilled and always available to guide us through a process of securing our dream home. The house was meant to go to auction but then turned into a best and highest offer situation prior to auction. Without Cate we would not have been able to navigate a bid which would meet market value for the property but also high enough to beat the other bids. We really feel without Cate we would not have obtained such a beautiful home at a much better price than expected for a house that had a lot of competition. Cate helped me to buy a property in a challenging time - in the middle of the pandemic lockdown! Where it was the most valuable was getting Cate's opinion of the property and assessment (as a good buy), and most especially in negotiating and locking in the final purchase and negotiating. I had complete trust in her and her experience and skills, and she got me a great and competitive purchase. The help in organising inspections, paperwork, and even contacts for post purchase renovation has been a huge ease during a very stressful time, when I was pressured in other areas of life! We had quite a few people recommend Cate when we started looking to buy a house and we are so glad that we did!

I can't say enough on how good Cate is when it comes to real estate. As first home buyers, we were newcomers into the market and Cate helped us throughout the process and pretty much organised EVERYTHING that we needed to have to secure the property we liked. We loved the fact that she was very practical, straightforward and honest in all the advice she gave us.

In a very short period of 2 weeks, we went from a lot of unknowns to having a very clear understanding of how everything works. Cate and her team (Shannon and Renee specially) did a fantastic job following up with various people with all the questions we had and giving us a lot of confidence in the decisions we were making.

I also have to say that Cate and her team are super responsive when it advice, follow-ups, meetings etc. I don't think we ever had to wait for more than 10 minutes for someone to reply to all the questions we had.

Lastly, What a TOP NOTCH NEGOTIATOR and BIDDER Cate was during our auction! We were in awe on how well she did and ended up securing us the property for a much lower price than we had planned for.

Overall, highly recommend Cate and she's made it impossible for us to choose anyone else for any future home purchase 🙂

When we started house looking we talked with a number of buyers advocates and Cate and her team really stood out in the process as being capable, knowledgable and great to work with. We picked them right away and I'm glad we did, as they were everything we hoped and more. I'd recommend them without hesitation to anyone, and we'll use them again if we ever buy again.

Cate and Amy immediately jumped into the process of evaluating our short list of houses. They conducted detailed inspections (with videos and insightful commentary) and handled the process of negotiating with the agents and arranging various contractors for building inspections. The first house went to a boardroom auction and Cate was a force to be reckoned with (I completely lost track of what was happening). We lost that one, but got the next one off-market. Cate handled the negotiations on that one incredibly, getting us a good price and navigating some discussions around discounts for the need for re-stumping.

I drive a hard bargain and can honestly say I’m thoroughly impressed by Cate and her team. I’ll be back when I buy again. Called almost 10 different buyers agents, reviewed multiple buyers agents’ contracts of engagement, met with some, and none came close to Cate, Amy and their team. Cate is so fantastic, even her competitors recommend her, sellers agents love dealing with her, and the entire process is seamless. The team at Cate Bakos are amazing.

The process was seamless from the initial meeting right through to the purchase of the property. Nothing has ever been a trouble nor has the service lapsed once we purchased the property. We saved money, saved stress and had our investment property leased out with a local agent with ease.

Amy helped us acquire an investment property in Melbourne. We were not having much luck bidding at auctions. Amy was able to show us a number of off market opportunities which we wouldn’t have otherwise seen. Service throughout was exceptional, which made it very easy for us particularly since we were out of state. Her detailed inspection videos were a highlight! Being relatively new to the Melbourne property market and coming from Perth where auctions aren't that popular, I was highly recommended Amy from Cate Bakos Property to help with my first home purchase. At first, I was a bit apprehensive about engaging a Buyers Advocate. I felt if I googled it enough, I'd be able to do it all on my own, including battling it out at the auctions.
From the moment I met Amy I knew I was in safe hands. There is so much to know about buying property and it simply cannot be left to reading a few google articles to become an expert overnight. From the beginning, Amy asked all the right questions (some that didn't even cross my mind), organised all the due diligence checks for properties I was interested in (at times in very short time frames) and was my unemotional voice of reason throughout the whole process.

Cate and her team are absolutely amazing. I can not recommend them more highly.

I had been looking for over a year before a friend suggested Cate. I'm a single mum and had never purchased a property. I did not realise how stressed I was until I sat with Cate the first time, and felt a weight lift from my shoulders. After she left, I burst into tears with relief, I just felt in such good hands.

Every week they sent me a select group of properties, making sure I was only seeing ones that fit my needs and also my budget. Soon they sent me an email about an off market property. Cate and her team are definitely the best buyers agents I have ever worked with before! Cate's knowledge and understanding of the Melbourne and Victorian property markets blow my mind. The piece of mind knowing when you give her your brief, she'll come back with an awesome A grade investment is absolutely worth every dollar spent, and her fee will no doubt be multiplied many times over. I personally classify that as a great investment.
On top of that cate and her team have fantastic communication with there client's and keeps you updated at every point. She is an expert in her market and knows it intimately,everything you want when spending so much money on an investment.

I have now used Cate and the team twice and I can’t recommend them highly enough!
I am a busy professional and don’t have the time to research properties or do all the paper work. Having a buyers agent made the purchases easy. From locating properties all the way to putting a tenant in they were there with me along the way. It really is a full buyers agency service.
