Coburg: Why This Inner North Favourite Continues to Reward Buyers

Sometimes when I’m writing this Sunday Blog, I like to shine a spotlight on a suburb that consistently earns its place on buyers’ shortlists, and often this is following an exciting purchase. This week, it’s Coburg. An exciting townhouse purchase for lovely clients of ours prompted today’s blog. This well-presented townhouse with lock up garage in a block of just five caught our attention for our investor’s brief. They were seeking a high-yielding, well-located option, and this one was it.

Coburg has quietly transformed over the past two decades. What was once considered an affordable alternative to Brunswick has matured into one of Melbourne’s inner-northern favourites. It offers the attributes that many buyers are chasing but increasingly struggle to find: character houses, excellent transport, genuine community spirit and comparatively great value for money when compared to the more inner-located suburbs.

One of Coburg’s greatest strengths is its diversity of housing. Victorian cottages, Edwardian homes, Californian bungalows and well designed contemporary townhouses sit alongside boutique apartment blocks that appeal to first home buyers and family buyers alike.

Location is an obvious advantage. Located nine kilometres north of Melbourne’s CBD, Coburg provides exceptional connectivity. Residents enjoy train services on the Upfield line, multiple tram routes, easy access to CityLink and the Western Ring Road, and an extensive network of cycling paths. Coburg is divided by Bell Street, separating postcode 3058 into “South of Bell” and “North of Bell”, as the locals phrase it. You could be forgiven for assuming one is better than the other, and plenty of buyers do prefer to be closer to the CBD. However, one of my favourite pockets is this little catchment above Bell Street.

Some of the prettiest streetscapes can be found on these north/south streets. And that’s not to mention ever-popular O’Hea’s Bakery and Cafe.

Lifestyle is where Coburg truly shines. Sydney Road remains one of Melbourne’s most vibrant shopping strips, offering everything from long standing family businesses to trendy cafés, artisan bakeries and tasty eateries.

Pentridge Prison has undergone an extraordinary reinvention, bringing cinemas, restaurants, boutique retail and residential living together while respecting the site’s unique heritage. Coburg’s local parks, sporting clubs and community events create the kind of neighbourhood atmosphere that encourages people to stay for decades rather than years.

Families are increasingly appreciating Coburg’s appeal. There are respected public and private schools, excellent childcare options and abundant recreational facilities. Merri Creek provides kilometres of walking and cycling trails, while Coburg Lake Reserve remains one of Melbourne’s hidden gems for weekend picnics and outdoor recreation.

Coburg is part of the Victorian State Government’s Activity Centres Program also. It is specifically designated as a train and/or tram zone activity centre to help manage suburban housing and infrastructure growth. Coburg is one of two Activity Centres in Merri-bek and the new zone is around Coburg Station. In this Housing Choice and Transport Zone, higher density dwellings are proposed, with dwelling heights ranging from 7 to 18 storeys.

From a long-term growth perspective, Coburg continues to display many of the characteristics we look for. Demand remains broad, attracting owner occupiers, investors, young professionals and down-sizers. The suburb benefits from limited land supply, strong underlying demand and an increasing number of buyers who have been priced out of neighbouring Brunswick and nearby Northcote but still want an established inner north lifestyle.

As Melbourne continues to grapple with housing affordability, suburbs like Coburg become even more compelling. They offer a rare balance of accessibility, liveability and enduring demand.

Coburg may not be Melbourne’s best kept secret, but it continues to reward buyers who focus on quality, and buy well with future-proofing in mind.
