High-scorers: how to identify them

This long weekend was a surprising one for us. Usually we’d have a Saturday off because auction volumes are typically very low on a long weekend, but we had three scheduled auctions in Blackburn North, Moonee Ponds and Geelong respectively.

All three properties had something in common; they all had very high scorecards.

It made me think… I should document and share the features to illustrate to our readers the elements that carry strong weighting.

The first auction in Blackburn North was a special mission for a lovely family we’ve been working with. They’d identified Blackburn North as their favoured location for three reasons; it was equi-distant for their commutes to work, they’d discovered the jogging tracks nearby and enjoyed their daily exercise in the neighbourhood, and they were targeting mid-century brick homes that they could shape as their ideal family home with clever, yet moderated renovation works.

Lilac Court grabbed their attention only last Saturday. The drawcard for this property is it’s floorplan and cul de sac street. With a bit of sketching and imagination, we could quickly see that our clients could create an ensuite and reconfigure the existing bathroom/laundry without having to move the plumbing and wet areas. Their aspirations to create a huge rear open plan indoors-outdoors floorplan cold easily become a reality with some advice on removing some walls. Amy fought off one opposition bidder and the hammer fell in our clients’ favour for this character 1960’s four bedroom home.

The second auction of our day was in Bloom St, Moonee Ponds. This property attracted multiple bidders, even on a long weekend, and justifiably. Offering three bedrooms, two separate living areas, off street undercover parking, and most importantly; being single level without stairs, this crowd-pleaser would enable every buyer the chance to future proof their home.

Located superbly, with Puckle St shops and Essendon train station a stone’s throw away, this home could appeal to young families, mature families, down-sizers and retirees alike.

It’s what we call a perfect crowd-pleaser.

The third auction of the day was in Geelong’s Rippleside, and unlike the first two, was an investment purchase. This property excited us from the moment we spotted the online listing. Located just fourteen houses from the beachfront, this perfectly presented freestanding Victorian 3BR house doesn’t disappoint.

The facade seems to be the only remaining original part to the house, with a well-built extension boasting the favoured, ever-popular open plan indoor-outdoor layout. With the combination of modern kitchen and bathroom, additional study, grassy rear outdoors and undercover car port, this cottage is impossible to find fault with.

Rippleside would arguably be one of the most special suburbs in Geelong, positioned between parkland and beachfront, with walking tracks leading down along the Esplanade and into the city, and offering a train station just 2km away.
